We offer competitive rates for all seasons.
All food and drinks at the house are charged ONLY at cost of the ingredients which is vastly cheaper than hotels and most other villas which charge a menu price .
High season
For Christmas and/or New Year
(minimum stay 1 week)
Please call us for a quote. The price will depend on the availability of blocks of time but is likely to be around US$1,200 a day. This may vary depending on number of people etc.
Mid season
7 January to 30 April 2022 and 3 June to 30 September 2022 - Minimum stay 3 nights
$600 US a day.
Low season
1 October to 15 December 2022 - minimum stay 3 nights
30 April 2020 to 2 June 2022 - minimum stay 3 nights.
$450 US dollars a night .
Additional information
50% of the total payment is required at the time of booking - payment to be made by bank transfer and any bank charges to be borne by the guest; reservations are confirmed upon receipt of the deposit. The balance of the payment must be paid in full by bank transfer no later than one calendar month before the first night of the stay. During the Christmas and New Year period, payment in full will be required 2 months before the first night of the stay and will only be refunded where the accommodation can be re-let.
If you need to cancel or change your reservation, be sure to let us know as soon as possible. Your deposit may be refunded up to 1 month prior to your stay. No refunds will be made after the final payment is made.
Check-in time is normally 3 pm, check-out 11am. Different arrangements can, however, be made if other bookings allow it and in advance to suit flights etc.

Book for the rest of 2022 and for 2023 now. Don't be shy of the summer and autumn months which are usually lovely in Sri Lanka and it's a quiet time of year to visit.
The Lake House welcomes you for 2022 - there is some availability for New Year 2022/23 and it isn't too early to book for Christmas and New Year 2023. Sri Lanka is also lovely from June through to October and this is a time people forget about...
